SM Jones Architecture aims to provide professional building design services, managing and delivering building design through the pre-construction design phase. The builder will deliver the project on site, during the construction-phase.
Our process kicks off with an initial consultation, where the constraints and design ideas are discussed.
Most home improvements typically necessitate applications for planning consent, lawful development certificates, and building regulation approval. To fulfill these requirements, drawings using 2D CAD drafting and specifications are provided.

We offer an initial consultation, where we discuss your project, including any planning/building regs/construction restrictions, an opportunity to understand your requirements.

Planning Consent – Stage 1
Existing Drawings
Upon a fee proposal acceptance, a measured survey of the property is undertaken, including dimensions, structural elements, accessible drains, and ground levels.
Proposed Design
During the initial consultation, a design brief is established, which can be added to, before work starts on the initial design. The design is then developed with you to create the proposed design which we will submit to planning.
Planning Consent
A planning application or application for a lawful certificate will be made on your behalf and we will work with the Planning Officer to progress the application, using 15 years of experience to obtain consent.
Building Regulations Plans Approval – Stage 2
Technical Design
Produce technical drawings and specifications ready for Building Control to conduct a full plan building regulation check, and for builders to tender and construct from, the Client working with the builder to culminate in a high standard of design. Please note the full technical design and on site visits and project management, are not included.
Building Regulation Approval
Where required, make the Building Regulations Full Plans Application to the local authority building control body, and liaise with the Building Control Officer to approve the plans.
